First-Time Homebuyer? Here’s Your Home Inspection Checklist
By: BRADLEY GOODSON • July 30, 2025
Buying your first home in Charleston, SC? It’s exciting, but it can also feel a little overwhelming. One of the most important (and often misunderstood) steps in the process is the home inspection.
At HouseScan Inspections Charleston, we’ve worked with hundreds of first-time buyers over the years. Our goal? Make sure you feel confident, informed, and supported throughout the inspection process.
To help you prepare, here’s a simple but powerful home inspection checklist specifically designed for first-time homebuyers.
1. Hire a Trusted Charleston Home Inspector Early
Don’t wait until the last minute. As soon as you go under contract, start searching for a reputable home inspector in Charleston. Look for:
- Licensed & insured in South Carolina
- Local knowledge of Charleston’s unique home issues (humidity, termites, crawlspaces, etc.)
- Great Google reviews and sample reports available (see ours at housescanchs.com)
Pro Tip: Though many Realtors have great connections with local home inspectors that do a great job that they refer, do your homework as well!
2. Know What the Home Inspection Covers (And Doesn’t)
A standard home inspection from HouseScan Inspections Charleston includes:
- Roof, attic, structure
- HVAC, plumbing, electrical systems
- Appliances
- Windows, doors, insulation
- Crawlspace/foundation (a big one in Charleston!)
- Interior surfaces (floors, doors, walls, ceilings)
- Focused on safety/function
What it doesn’t include:
- Sewer scopes (optional add-on)
- Pool/spa inspections (typically separate)
- Termite/CL-100 (we can refer a licensed pest pro)
- Minor cosmetic type defects
- Specialized systems (wells, water softeners, septic systems, etc)
3. Be Present at the Inspection (If You Can)
While not required, attending the inspection is highly recommended, especially for first-time buyers. You’ll:
- Get real-time explanations
- Ask questions as they come up
- Learn basic home maintenance tips
At HouseScan Inspections Charleston, we walk you through major findings on-site and provide a detailed digital report the same-day as the inspection.
4. Understand the Report (Don’t Panic!)
Yes, inspection reports can be long. And yes, every home has issues, even new construction.
Our reports are:
- Easy to read
- Categorized by severity (minor, moderate, major)
- Include photos, videos, and repair recommendations
We’re here to help you cut through the noise and understand what’s really important. If you’re feeling overwhelmed or have questions post-inspection, we are happy to schedule a follow-up phone call to walk through your questions or concerns.
5. Use the Report to Negotiate (Strategically)
The inspection report is a powerful tool during negotiations. Work with your Realtor to:
- Request repairs
- Ask for credits
- Walk away, if major issues arise that you feel uncomfortable with
And thanks to our partnership with Bluetape USA, your Realtor will get repair quotes fast, right from the report, saving you time and helping you negotiate smarter and faster.
